Although sales numbers improved over the month of March, compared with February, the total was still significantly lower than the same period in 2010. North Rodney (excluding Wellsford) transacted thirty residential sales which was a good increase over the 18 in February but only 75 percent of the forty sold in March 2010. The results indicate the market is not as strong as it was this time last year.

An analysis of the sales statistics for the year ending March 31, 2011 is shown in the table below. The table shows the number of properties sold, and reported to the Real Estate Institute for the last financial year. It also shows the ‘average days on market’ for each suburb, the number of sales that were made where the Capital Value, or better, was attained and, the average percentage difference between the sale price and the Capital Value.

Omaha shows that it has probably held up best during the recession. Interestingly, Omaha had sixteen sales over a million dollars—thirteen of those achieved prices above the CV which indicates the top end of the market out there is still attractive to those ‘well-heeled”.

Sandspit also had a good result over the year, although sales numbers are fairly low. Leigh and Campbells Beach figures show that the average days on market were considerably higher than most other suburbs.

Wellsford’s poor showing in relation to the sale price achieved compared to the CV is probably attributable to the number of mortgagee sales that have taken place in that township.
